A real clearance is always surveyed, never phone-quoted — stairs, access and special items (fridges, mattresses, WEEE, paint) all move the price. An end-of-tenancy clean is a natural add-on once the property is empty. Manual bands: part clearance £100–£300, one-bed £300–£600, three-bed £600–£1,500+. Treat the output as a starting band, not gospel — gather 15–30 local price points before you commit to a number.

If you're the one loading the van

The margin lever most operators miss is the resale offset: saleable furniture, metals and probate finds are valued and subtracted, so you quote lower than a skip-and-tip competitor and still profit. A clearance costing £850 with £350 of resale is quoted at £750 and beats a £900 rival with room to spare.

How much extra for fridges, mattresses or stairs?

These carry disposal fees and extra labour and are priced on the survey rather than a fixed menu — WEEE items, mattresses and awkward access all add to the job.
